Terms for hosts

1. Scope
These terms apply to hosts (individuals, property managers and hotels) who list accommodation on Staydia, operated by [to be configured: company name]. Hosts provide the accommodation and are responsible for it towards guests and authorities.
2. Account and review
- The account holds the legal and tax details of the host (individual or company).
- Every listing is reviewed before publication. Holiday homes in Spain must show their tourist registration number; listings without it, or with false or misleading information, are rejected with the reason.
- The account can invite team members with roles (owner, manager, staff) and connect API keys, webhooks and iCal calendars.
3. Listing, prices and calendar
The host keeps the listing accurate (photos, amenities, rules, price, availability). The price shown to guests is final and includes cleaning and tourist tax. The host must keep external calendars synchronised: a confirmed booking cannot be cancelled because of a double booking elsewhere without consequences.
4. Commission, payment and payouts
- Staydia collects payments from guests on the host's behalf. The host commission shown in the panel is deducted from each booking.
- The payout is released the day after check-in, by Stripe Connect transfer or by bank transfer recorded in the panel.
- Guest cancellations follow the policy chosen for the listing; if the host cancels, the guest gets a full refund and there is no payout. Goodwill refunds agreed after an incident may be deducted from a payout not yet paid.
5. Legal obligations of the host
- Tourist licences, safety and accessibility rules, taxes (including tourist tax) and invoicing of the stay are the host's responsibility.
- Guest registration (Royal Decree 933/2021): the platform collects the guests' details before arrival and makes them available to the host, who must report them to the authorities. The host receives them as data controller and keeps them only as the law requires.
- Tax reporting (DAC7, Law 13/2023): Staydia may be required to report hosts' identification and income to the Spanish Tax Agency.
6. Moderation, suspension and complaints
Listings or accounts that break these terms or the law may be suspended. Every decision is communicated with its reasons and can be challenged by writing to ayuda@staydia.com (Regulation (EU) 2022/2065, article 17 and following).
7. Duration and termination
The host may close the account at any time once confirmed bookings are fulfilled or cancelled. Personal data are processed as described in the privacy policy. Spanish law applies.
